We do not normally ask for an exclusive when listing properties as most sellers are reluctant to commit to exclusivity and therefore we ourselves are under no additional obligation either. We usually work on a 5% commission and we will require a set of keys for us to be able to show your property at short notice, during weekends and whenever a customer may wish to work with us, therefore our prime interest lies where we have the keys - we get keys, you get priority! A realistic price should be placed on your property as overpriced properties will not sell and the property should not be rented out either for obvious reasons.
To get started we may need for you to authorize us by sending an email with your contact details photos and description of the property plus the documentation listed below. You are recommended to scan passports on PDF or JPEG formats for lighter emails and other longer documents with PDF format preferably several pages on one file. We may generally do all the necessary paperwork for sellers and buyers. If you live abroad you can always leave us a notarized authorization to sell or buy on your behalf.
Remember that under local buying and selling terms and contracts, if a buyer makes a down payment to reserve a property and buyer defaults - buyer loses his money, if seller defaults then the buyer gets back the deposit plus double the amount.
What you need to be able to sell:
- Copy of title document
- If married or divorced copies of these documents like court rulings etc
- Copies of old and new passports or cedula with which you bought originally so numbers match, also buyers Ficha and Solvencia Catastral municipal taxes (pay them in January every year and get a discount). This is now required prior to drawing up the final title document as details have to be included in the title.
- Solvencia Hidrocaribe (water service) and if property is not subscriber draws up a signed authorization to request "constancia de no suscriptor" from Hidrocaribe, now need a letter from the condo administration requesting this to Hidrocaribe.
- RIF from Seniat (you must have had one in order to buy, see example below...) and these now have expiry dates
- Filling in and payment of Seniat property sales tax form No. 33 (read about this here below)
- Payment of separate additional municipal tax of 1 tributary unit
- Power of attorney to sell where applicable (read about apostilles)
- It is also good to supply copies of condo fees and Seneca electricity bills for ease of reference

Remember that for now Venezuela has currency exchange control regulations and care must be taken when undertaking financial transactions. Our official currency is the Venezuelan Bolivar and all prices must be quoted in this currency by law. We will always come up with a solution for our customers. Please feel free to ask us about this. We will accept smaller amounts of money from you using Paypal online payments.
Remember that seller has to deliver the property free of lien including municipal taxes, utility bills and condominium payments. This is why an option document is normally drawn up together with a payment of from around 10-20% of the sale price which will permit sellers to put their properties up to date in time for the final signature and transfer of title.
Property sales tax: There is a Seniat government sales tax of 0,5% payable on properties exceeding 3000 tributary units which is today BsF. 46 and which is payable before you sell.
To pay this you need to obtain form No. 33 "declaración y pago de enajenación de inmuebles para personas naturales y jurídicas" which is available free from Seniat tax authorities and is used to pay at most banks for deposit into the national treasury. The form has to be presented to the Registrar when signing transfer of title. Read also our buying tips for more information.

New regulations in year 2007 make it nearly mandatory to include in legal title document payment details of checks in local currency making wire transfers more complicated, in other words no more cash payments to be allowed in title documents.
